KENNEWICK IRRIGATION DEPARTMENT
KENNEWICK, WASHINGTON 2016 THE KENNEWICK IRRIGATION DEPARTMENT ISSUED A REQUEST FOR PROPOSALS TO DESIGN THEIR NEW ADMINISTRATION BUILDING. THE CAVEAT WAS THAT THE TIMEFRAME FOR THE PROJECT WAS LESS THAN 10 MONTHS. SOLARC PUT TOGETHER A SCHEDULE THAT ILLUSTRATED WHICH ELEMENTS OF THE BUILDING WERE IN THE CRITICAL PATH AND THE TIMEFRAME FOR ORDERING EACH ONE. AT THE END OF THE DAY, WE WON THE PROPOSAL. THE CONSTRUCTION OF THEIR NEW FACILITY FROM DESIGN TO OCCUPATION WAS ACCOMPLISHED IN 9.5 MONTHS. THE CONSTRUCTION WAS DIVED INTO THREE MAJOR COMPONENTS - METAL BUILDING STRUCTURE AND ROOF, FLOOR SLAB AND SITE UTILITIES, AND THE LAST WAS THE REMAINDER OF THE BUILDING. EACH COMPONENT WAS PUT OUT TO BID AND THERE WAS 2 CONTRACTORS ON THE JOB FOR A GOOD PORTION OF THE CONSTRUCTION DURATION. THE PROJECT UTILIZED A METAL BUILDING FRAME AND ROOFING SYSTEM, WHILE THE REST OF THE BUILDING WAS A FAIRLY TRADITIONAL CONSTRUCTION. |
A UNIQUE PART OF THE DESIGN PROCESS FOR THIS PROJECT WAS THAT THE DESIGN OF THE BUILDING WAS DONE IN A 3 DAY DESIGN CHARETTE WITH THE OWNERS AND THE BOARD OF DIRECTORS. THAT DESIGN DID NOT CHANGE THROUGHOUT THE PROJECT. EARLY DESIGN DECISIONS AND AGREEMENT WERE CRUCIAL TO THE SUCCESS OF THIS PROJECT. |
